€590.000 - B&B & agriturismo, Villa or country house
Whichever way you turn, in every corner there is another great feature to discover! Lovely rooms grouped around an enchanting little courtyard with its own window to the outside world, steps and staircases, a large archway as a sheltered outdoor summer living room, arched ceilings, columns and an ancient fireplace, another bedroom at the top of the tower, beams, light, a fantastic location, space, quaint details, a romantic olive groove, what more can you ask for in means of country living? This property is currently in use as a B&B but can also be transformed into a delightful residence. Some work might be required like replacing existing doors and windows with double glass.
The main building has developed over the centuries to become what is is today. The ground floor features a beautiful living room with an ancient fire place and a traditional ceiling which is supported by brick archways. Next to it is a kitchen, a bathroom and a bedroom which connects to yet another bedroom, sitting room with doors to the garden and a bathroom.
Up a little outdoors staircase the first floor starts with a hallway with a bathroom, a modest living and kitchen, a bedroom and has a connecting door to the tower. That central part offers a bedroom, bathroom and a winding staircase leads another bedroom on the top floor. A door opens onto a small but very whimsical courtyard which offers access to another 3 rooms with an-suite bathrooms, one of the rooms sleeps 4. All rooms have windows with views of the surrounding countryside.
The outbuilding would require a full scale renovation, some of the materials, for example the brick and stone walls and ceiling beams could be recuperated.
A gravel road passes next to the property and a short driveway leads up to a parking area next to the house and outbuilding. The backside of the 3000 sq m plot consists of lawn around the two buildings which gently slopes down, with a lovely olive groove in the middle. Some mature trees and plants like lavender and rosemary add lots of extra character.
The property is immersed in the rolling green hills of central Umbria and surrounded by small and truly enchanting hamlets. The view goes in all directions, farm land, countryside and a gentle valley with even Todi clearly visible on the other side. That famous little hilltop town, with all amenities, and the E45 highway are about 12 and 9 km away, the famous wine area of Bevagna and Monte Falco 27 km, Perugia with an international airport 47 km. The renowned city Spoleto with the annual Spoleto festival lies at a distance of 40 km while Rome takes only 140 km by car.
